Popcorn Ceiling Removal in Hanahan, SC

Hanahan's population barely moved from 1980 to 2000, which means a large share of the city is still the original 1960s and 1970s ranches around Otranto and Yeamans Hall, sprayed ceilings included. We take them down to smooth drywall.

Why popcorn ceilings are common in Hanahan

Hanahan is one of the older suburbs in the metro. The median home here was built in 1986, and about half of the city's 8,671 housing units went up between 1960 and 1999. The 1970s (18.4%) and 1960s (16.0%) together make up the core of that stock, with another 9.4% from the 1950s. The 2000s were the single biggest decade at 24.3%, but that is mostly the Tanner Plantation build-out after 2003, which pushed the population up 39% by 2010 after two flat decades at roughly 13,000.

So the city splits cleanly in two. Otranto's 1960s–70s subdivision streets, the established waterfront homes of Hanahan Shores and the ranches around the 1925 Yeamans Hall golf club are where popcorn ceilings are standard. Eagle Landing and Tanner Plantation are newer and more likely to have knockdown or orange peel. About 70% of Hanahan's homes are detached single-family.

What we do in Hanahan

Hanahan borders North Charleston, and Tanner Plantation listings put downtown at 11–20 minutes, so our crews are in and out of the city constantly.

Asbestos and older Hanahan homes

With a third of its homes built before 1980, Hanahan is one of the places where testing comes up on almost every quote. SCDES lists popcorn ceiling texture among common asbestos-containing materials and says buildings built before 1980 are the most likely to contain it. We recommend a lab test for any textured ceiling installed before 1990; our asbestos testing page explains how sampling works and what the $50–$100 mail-in results mean.

Because Hanahan is mostly detached houses, most owners fall under the state's exemption for private residences with four or fewer units, and we can start removal as soon as the result is negative. If a sample tests positive, we refer you to an SCDES-licensed abatement contractor; we do not hold an abatement license and never remove asbestos. After clearance we return to repair, skim and paint.

Buildings with five or more units are regulated, which adds licensed inspection, licensed abatement and state notification if asbestos is found.

Hanahan popcorn ceiling questions

Does the City of Hanahan require a permit for ceiling texture removal?

Generally no. Hanahan enforces the 2021 South Carolina building codes, in effect since January 1, 2023, and the residential code's finish-work exemption covers cosmetic interior work like scraping texture, skim coating and painting. A permit comes into play only if the project adds electrical, such as new can lights, or touches framing. We confirm with the city building office before any job that goes beyond finish work.

Our Otranto house is from the late 1960s and has never been renovated. Where do we start?

Start with a test. A ceiling that old has the highest likelihood of containing asbestos, and sampling is the only way to know. We collect the sample, send it to the lab and quote both outcomes: removal and finishing if negative, or finishing after a licensed abatement contractor's clearance if positive. No-HOA streets like Otranto make scheduling simple once the result is in.

We are in Tanner Plantation. Do you work on knockdown and orange peel ceilings too?

Yes. Homes built there since 2003 rarely have true popcorn, but many have a heavy knockdown or orange peel that owners want smoothed: light sanding, a skim coat over the whole ceiling, then primer and paint. Tanner Plantation is an HOA community, so we keep to the association's work hours.
