Why popcorn ceilings are common in North Charleston
North Charleston is the third-largest city in South Carolina, incorporated in 1972, and its housing reflects a century of Navy and industrial growth. About 5.6% of its homes date from the 1940s, the WWII-era Navy housing around Park Circle. Then come the popcorn decades: 8.5% from the 1960s, 9.6% from the 1970s, 11.7% from the 1980s and 9.9% from the 1990s, roughly 40% in all. The 2000s and 2010s each add another 21%.
Park Circle, planned in 1912 and built out around the war, is a mix of 1945–65 ranches and cottages with newer infill; listings show a median year built of 1975 and about 15 minutes to downtown. The original 1972 incorporation neighborhoods, Russelldale, Ferndale, Morningside and Liberty Park, are 1960s and 70s stock, and Archdale is known for older homes suited to remodeling. Further out, Whitehall on Dorchester Road dates from the early 1990s to 2005. About half of North Charleston households rent, so we do a lot of landlord work alongside owner-occupied homes.
What we do in North Charleston
- Popcorn ceiling removal: wet-scrape, sealed rooms, same-day haul-off.
- Ceiling drywall repair, which older Park Circle and Archdale ceilings almost always need before a new finish.
- Smooth ceiling finish for owner-occupied updates and resale prep.
- Knockdown texture, a fast, durable choice for rental turnovers.
- Ceiling painting to finish.

Asbestos and older North Charleston homes
Any ceiling in Park Circle, Russelldale, Ferndale, Morningside, Liberty Park or Archdale is likely pre-1980, which SCDES identifies as the era most likely to contain asbestos. Popcorn texture is on the agency's list of common materials, and a lab test is the only way to confirm. We recommend testing every textured ceiling installed before 1990 and offer asbestos testing with mail-in results in a few days.
A house or building with four or fewer units is generally exempt from state notification, so a negative result lets us schedule right away. If the sample is positive, an SCDES-licensed abatement contractor has to remove the material; we are not licensed for abatement and do not remove asbestos. We return for repairs and finish after clearance.
Landlords should note that apartment buildings with five or more units are regulated: licensed inspection, abatement and SCDES notification are required if the texture is positive. Interior cosmetic finish work generally needs no building permit, but North Charleston parcels fall in three counties, so we confirm with the right office when a job adds lighting or framing.

North Charleston popcorn ceiling questions
I own rental units in North Charleston. Can you work between tenants?
Yes. A vacant one-story unit is the fastest kind of job because there is no furniture to protect and we can run rooms in parallel. If the building has five or more units and the texture predates 1990, a lab test is required first under state asbestos rules.
Which county handles permits for my North Charleston address?
The city spans Charleston, Berkeley and Dorchester counties. Texture removal, skim coating and painting are cosmetic finish work that generally does not require a permit under the state residential code. If your project adds lighting or fans, we confirm with the office that covers your parcel.
Our Park Circle house is from the 1950s. What should we expect under the texture?
Older ceilings often hide cracked seams, previous patches and water staining, which is why drywall repair is part of most Park Circle jobs. We also treat any pre-1980 texture as a candidate for asbestos and test it before scraping. Once the surface is repaired and skim-coated, a 1950s cottage ceiling looks as clean as new construction.
