Why popcorn ceilings are common in Isle of Palms

No other town in the metro is this concentrated in the popcorn era. The median Isle of Palms home was built in 1986. The 1980s account for 36% of all units, the 1990s 14.9%, the 1970s 13.1% and the 1960s 8.2%: about 72% built between 1960 and 1999, and only 7% since 2010. Those decades track the growth of Wild Dunes, the gated resort where development began in 1972.

It is also a second-home market: more housing units (4,588) than residents (4,362), and 55.5% of units vacant at any count. About 70% of homes are detached, along Palm Boulevard, the front beach and Ocean Point; roughly a quarter are in buildings of five or more units, mostly Wild Dunes regimes such as Shipwatch, Mariners Walk, Beach Club Villas, Ocean Club Villas, Summerhouse, Port O Call, Seagrove and Tidewater.

What we do in Isle of Palms

Isle of Palms is about 15 miles from downtown via the IOP Connector, 25–40 minutes most of the day, so we plan island jobs as full days.

Asbestos and older Isle of Palms homes

SCDES says buildings built before 1980 are the most likely to contain asbestos and lists popcorn texture among the materials to watch, so every 1960s and 1970s house on the island should be tested before anyone scrapes. Because leftover products stayed in use through the 1980s, we recommend testing any ceiling textured before 1990, which covers most of Wild Dunes. Our asbestos testing service handles sampling; mail-in lab results typically run $50–$100 per sample.

A detached beach house, or any residence with four or fewer units, is generally exempt from state notification. A negative result lets us start right away; a positive result means an SCDES-licensed abatement contractor removes the material first. We are not an abatement contractor and never remove asbestos; we finish the ceiling after clearance.

Villa regimes with five or more units are regulated buildings: if asbestos is present, state rules require a licensed inspector, a licensed abatement contractor and SCDES notification before removal. We do the finish work once the unit is cleared.

Isle of Palms popcorn ceiling questions

Our house is a short-term rental. How do we fit removal between bookings?

Short-term rentals are allowed on Isle of Palms with a city business license, so this comes up often. Give us your turnover calendar and we quote the job as a block of consecutive days in the off-season or a gap between bookings, with a day built in for the skim coat and paint to cure before guests arrive.

What does my Wild Dunes regime need to know before work starts?

Most regimes ask for notice of contractor work, a gate pass for our crew and a schedule that respects quiet hours. Because villa buildings with five or more units are regulated for asbestos, the regime may also want the lab result. We supply the test report and a work plan so the manager can sign off easily.

Is a 1980s Wild Dunes villa old enough to worry about asbestos?

It can be. The SCDES anchor is pre-1980, but texture already in inventory was used into the 1980s, when most Wild Dunes villas were built. A $50–$100 mail-in sample settles it. In a regulated building, a positive result triggers licensed inspection and abatement before we finish.
